Some tips before we come to take the pictures:
Make sure the lawn looks nice. When prospective buyers see a nicely maintained lawn, they feel more secure that the home is well maintained. Make sure there are no dead limbs laying in the yard.
Flowers and other properly trimmed plants are always appealing.
Bare wood on fences or the house is easy to touch up! Make it as eye-appealing as possible.
Make sure that lawn equipment, toys, and other outdoor items are out of sight.
First impressions count. Make sure that you have the windows and front door clean and in proper working order. Make sure the house number is visible from the street. A welcome mat is always a nice touch.
It's easy for a home owner to ignore loose shingles, sagging gutters, and shutters that are mis-aligned, but a prospective buyer will notice these defects immediately. Take the time to make the necessary repairs.
Inside the house, you want to make sure you get rid of the knick-knacks and clutter. Have a garage sale to get rid of unnecessary items. You may be very proud of your kids' pictures and report cards on the refrigerator, but the buyer doesn't care. Take them down and put them away! You want to make sure the buyer is not distracted by anything that takes his or her mind off of your house!
A coat of paint goes a long way if the walls are dingy. Clear off the countertops, as much as possible. Remove the pictures and magnets from your refrigerator. Arrange clothing neatly so that closets appear to be spacious.
Clean everything you can - carpets, walls, furniture, windows, and mirrors. Kitchen appliances need to be spotless, without grease spots. Replace or remove worn carpets. Make sure the walls are clean around doorknobs and light switches.
If greater repair is needed, don't assume that the buyer will be willing to "fix it up". Repair dripping faucets, repair or clean caulking around tubs and sinks. Make everything possible work "like it's new."
